Since its launch in 2005, Cotswold Downs has made its fair share of headlines, securing the World Amateur Golf Championships with its Peter Matkovich-designed course, attracting big name residents from around KZN, and making headway with some fantastic conservation initiatives across its rolling landscape. The sales tempo at Cotswold Downs has been nothing short of breathtaking too.

“As of November 2014, Cotswold Downs was the fastest-selling residential golf estate in KZN,” said Andrew Smith of Cotswold Downs Real Estate. “It is a remarkable feat, with almost 200 plots and homes being sold in 22 months by the accredited agencies.

“Cotswold Downs offers great value when compared to other estates in KZN. It is still possible to buy vacant land from R730 000 and freestanding homes from R2,5-million. However, we foresee prices moving sharply upwards as the Leisure Centre nears completion.”

It seems as if every second person you speak to is moving to Cotswold Downs, and it’s no surprise. At the time of our interview, 147 homes were occupied, 101 under construction and 140 projects were set to start in 2015.

“Demand has been impressive,” says Leon Smith. “We have only 50 unsold plots left on the estate and spec houses are being sold before the roofs go on! Sectional title development Tewkesbury Mews is almost sold out, prior to completion, with just one unit available.”

Proud Cotswold Downs residents Alan and Judy Palmer’s house was recently featured on Top Billing. “Moving to Cotswold Downs was a lifestyle choice for us. Judy and I wanted to give our children the outdoor lifestyle we had,” says Alan. “Cotswold Downs has delivered that and more. Our boys roam the estate with their friends in complete safety. April 2015 will see the opening of the highly-anticipated WaterCrest Mall, just down the road from Cotswold Downs. The upgrade of Inanda Road will be complete ahead of this opening – great news for local residents who have endured months of disruption during construction. Finally, Curro HCA High School has been given the go-ahead, just a few hundred metres from the estate, after various objections were resolved. Signs of a suburb on the rise!

Adding to this excitement is the announcement of a near R30-million investment to build the Cotswold Downs Leisure Centre, set to serve as the hub of community life. The complex will include a gym, squash court, tennis court, a swimming pool, plus kids pool. A chic cafe will provide the perfect place for moms to meet for a cup of coffee or light lunch, while the little ones play. An à la carte restaurant will offer a more formal dining experience. Factor in a members’ bar, Pro Shop and function room, and you have the formula for an exceptional neighbourhood space. “The new Leisure Centre is set to drive value, putting Cotswold Downs into a league of its own,” says Andrew.

Set on over 222 hectares and made up of eight villages, Cotswold Downs is known for its beautiful vistas and the strength of community feeling that has developed in its short history. Parks, complete with jungle gyms, dot the estate, providing a safe environment for children to play. A network of cycle and running paths promotes the healthy lifestyle that so many locals embrace.
